Where a same property is mortgaged to two or more creditors, the proceeds from the auction or sell-off of the mortgaged property shall be used for payment according to the following provisions: (1) If mortgage has been registered, payments shall be made in the order of the registration of the mortgage. (2) The claim secured by a registered mortgage shall be satisfied prior to the unregistered ones. (3) For unregistered mortgage, payment shall be made in proportion to the amount of claims. 同一财产向两个以上债权人抵押的，拍卖、变卖抵押财产所得的价款依照下列规定清偿： （一）抵押权已经登记的，按照登记的时间先后确定清偿顺序； （二）抵押权已经登记的先于未登记的受偿； （三）抵押权未登记的，按照债权比例清偿。 The provisions of the preceding paragraph shall apply, mutatis mutandis, to the order of payment with respect to any other security interest that may be registered. 其他可以登记的担保物权，清偿顺序参照适用前款规定。
